Contegra Building 933,656 SF Distribution Center in Pontoon Beach’s Gateway Tradeport

March 17, 2025 | NorthPoint Development is adding a 933,656-square-foot distribution center to Gateway Tradeport in Pontoon Beach, Illinois, in the St. Louis metropolitan market.

Contegra Construction is building the facility and targeting completion in Spring 2026. It is the fifth distribution center built by Contegra at the 600-acre master planned Gateway Tradeport.  The industrial development debuted in 2019 and will host more than 3.6 million square feet of space once Contegra’s latest project is completed.

The newest addition to the industrial park is a “build to suit” project called Gateway Tradeport VI.  Located on a 104-acre site at 1601 Tradeport Parkway, Gateway Tradeport VI is being constructed with tilt-up concrete panels. The facility will feature 36-foot clear height, 175 dock doors, fully equipped dock packages with 40,000-pound dock levelers, efficient LED high-bay lighting with occupancy sensors and 830 trailer parking location as well as parking for 985 cars.  It will feature a 19,928-square-foot mezzanine and nearly 54,000 square feet of finished space, which includes offices, breakrooms and restrooms.

Gateway Tradeport currently hosts four distribution centers – all built by Contegra. They include buildings I and II, each 544,000 square feet, and the 624,000-square-foot building III and the one million-square-foot building IV. Contegra also continues to make infrastructure improvements, extending public roads and gas, electric and water utilities to support future development. NorthPoint’s master planned development can host more than 7.5 million square feet of distribution space.
